Pyeong Explained: Understanding Korean Apartment Sizes

Korea Calculators · Updated 2026-10-25

In short
  • 1 pyeong ≈ 3.3058 m² (exactly 400/121 m²).
  • Listings often show two numbers like 112/84 m²: supply area / exclusive area.
  • A "34-pyeong" apartment usually has about 84 m² of actual living space.

What is a pyeong?

Pyeong (평) is a traditional unit of floor area, roughly the size of two tatami mats. Official documents have used square meters since 2007, but people, agents and many ads still talk in pyeong.

To convert: m² ÷ 3.3058 = pyeong, or pyeong × 3.3058 = m².

Three kinds of area

TermWhat it includes
Exclusive area 전용면적The space inside your unit that only you use. Balcony extensions are not counted.
Supply area 공급면적Exclusive area + shared residential space such as hallways, stairs and elevators.
Contract area 계약면적Supply area + other shared space such as parking and the management office.

When a listing says "112/84 m²", the first number is supply area and the second is exclusive area. The common "34-pyeong" name comes from the supply area (112 m² ≈ 34 pyeong).

Common apartment sizes

84 m²≈ 25.433–34 pyeong3 bedrooms, 2 bathrooms

Officetels and studios are often listed by contract area, which can make them look bigger than they feel. Always compare exclusive area.

FAQ

Is pyeong still legal to use?

Official documents must use square meters, but pyeong is still widely used in conversation and many listings.

Why does my 'officetel' feel small?

Officetels are often advertised by contract area, which includes a large share of common space. The exclusive area can be around half of the advertised figure.
